About Us

Theodoros Kondylis developed his creative foundation from an early age, drawing inspiration from the work of Costas Kondylis, one of the most prolific architects in New York City. This early influence shaped his direction, leading him to pursue formal studies at the School of Fine Arts in Greece and later a Master of Arts degree in Architectural Design from University of Derby in the United Kingdom.

He began his professional career in 1996, initially establishing himself within the architectural field before expanding into a broader, more expressive design practice across Greece, Europe, and the Middle East, including projects in Qatar.

Over the years, he has delivered projects for international brands and global companies such as Mercedes-Benz, Minoan Lines, Häagen-Dazs, LM Restaurants LLC, and projects associated with IHG Hotels & Resorts, as well as collaborations with Dutch developers and other international partners.

In 2014, he founded Arche USA LLC, establishing a strong presence in the United States with projects in New York, Miami, Charlotte, Philadelphia, and Asheville—several of which received recognition and design nominations.

Today, Theodoros Kondylis is intentionally moving beyond the traditional role of the architect. His work is increasingly defined by a focus on design, art, and spatial storytelling, positioning him primarily as an artist–designer. His approach emphasizes atmosphere, materiality, and emotional impact, transforming spaces into curated experiences rather than purely functional constructions.

Building on this philosophy, he established Kondylis NYC Design House as a platform to merge European artistic sensibility with the practical demands of the U.S. market. His work is characterized by a refined aesthetic language, strong conceptual identity, and a seamless integration between art and design.
